Fergmar is seeking an enthusiastic Leasing Associate to join our growing team in Victoria, TX and surrounding areas. This floating position will support our portfolio of over 700 directly owned and managed doors, helping us fulfill our mission of enhancing communities through Real Estate.

Position Objectives

A Leasing Associate is essential to our property management success. You'll drive the leasing process and contribute to resident satisfaction through professional customer service, effective property marketing, and detailed follow-up from the office environment. As a floating team member, you'll support multiple properties in your assigned region, providing consistent service while ensuring compliance with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.

Job Duties

Leasing and Sales Activities

  • Conduct professional property tours to prospective residents at various assigned properties
  • Manage prospect follow-up through phone, email, and text communication
  • Process rental applications and verify all required documentation
  • Support multiple properties in meeting monthly leasing goals and occupancy targets
  • Generate qualified traffic through various marketing channels
  • Provide coverage and support at different property locations as needed

Marketing and Administrative Support

  • Maintain property marketing materials and online presence for assigned properties
  • Update apartment availability and pricing regularly in property management software
  • Support property teams with marketing initiatives and resident communications
  • Coordinate with property teams to ensure accurate unit information
  • Assist in organizing property promotional materials and campaigns

Customer Service and Office Operations

  • Provide exceptional customer service to prospects and current residents
  • Process and coordinate resident move-in/move-out documentation
  • Support resident retention efforts through professional communication
  • Address resident inquiries and concerns professionally
  • Maintain accurate guest cards and prospect documentation
  • Assist with phones and office coverage across multiple properties

Administrative and Compliance

  • Process lease applications and renewals according to company standards
  • Maintain organized and compliant resident files
  • Adhere to Fair Housing, ADA, and other relevant regulations
  • Complete daily activity reports and leasing documentation
  • Assist with monthly market surveys and competitive analysis
  • Support accounts receivable processes as needed
  • Coordinate with multiple property teams to ensure smooth operations

Compensation

  • The compensation for this position is $18/hr. with overtime as needed; along with bonus compensation for each lease completed.
  • In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.

Requirements

Basic Requirements

  • High school diploma or equivalent
  • Minimum of 1 year experience in customer service, sales, or hospitality
  • Valid driver's license and reliable transportation (for traveling between properties)
  • Proficiency in Microsoft Office Suite
  • Strong verbal and written communication skills
  • Professional phone etiquette and email communication abilities
  • Ability to work independently and manage time effectively
  • Willingness to work in a fast-paced, dynamic environment
  • Strong interpersonal skills and ability to build rapport with prospects
  • Excellent organizational skills and attention to detail
  • Must be able to work a flexible schedule, including weekends as needed
  • Ability to travel between multiple properties within the region
  • Physical ability to conduct property tours, including walking and climbing stairs

Preferred Qualifications (not required but beneficial):

  • Some college education
  • Prior leasing or property management experience
  • Experience with Appfolio / Buildium or similar property management software
  • Background in sales or marketing
  • Experience working in a team-oriented, multi-location environment
  • Bilingual abilities
  • Social media marketing experience
